There are a few things that you should do before you start viewing properties. Find out how much you can borrow: Call us to get an idea of how much you can borrow. Joy will search the entire mortgage market for you to find the best available and to help you maximise your borrowing power. Holsworthy branch works with the Mortgage Advice Bureau to provide expert mortgage advice. Their advice will be specifically tailored to your needs and circumstances, whether this is your first home, you are moving home, investing in property or remortgaging.
But don't stretch to more than you can comfortably meet in monthly repayments and remember to keep some savings aside to meet stamp duty and other fees, and to furnish your new home. Get information about the different mortgages on offer, and start thinking about whether you want to go for a fixed or variable-rate deal.
Make a list of requirements
Take time to decide what you are looking for in a property - whether you need parking and a garden, how many bedrooms you need and pick an area on which to focus your search. Consider what you want out of the location - are local schools, transport links and shops important to you?
Book some viewings
Once you have done your homework, pop into our offices in Winkleigh or Holsworthy and we'll spend as much time with you as you need to identify suitable possible properties. Don't worry - we're not pushy salespeople - we're here to help you find the right property, however long it takes! We will register your requirements and will let you know as soon as suitable properties come on to the market. We will also fix appointments for you to view properties, and we'll even text you a reminder so you don't forget, with everything that's going on!
Finding the right property is a process of elimination - our advice is to view everything that you can afford - you'll soon build up a picture of what you like or dislike. Remember that you'll probably have to compromise on certain things (unless you have an unlimited budget!) so don't expect to find the absolute perfect property.
Making an offer!
So, when you think you've found the ideal property it's time to make an offer. You may want to offer the full amount straight away, or you may want to try a lower offer. We will submit any offer you make for a property, and confirm in writing to you that we have done so. Once a price is agreed, our practice is to mark the property as "sale agreed". We will NOT entertain "gazumping" (where the agent continues to market the property in order to achieve a higher price).
Instruct a solicitor
The next step is for you to appoint a solicitor to deal with the legal side of things. We work very closely with several local solicitors that we can put you in touch with - all of whom provide high levels of customer service, and great communication, which is paramount.
After your solicitor has completed all the necessary checks you'll be asked to sign a contract legally committing you to the purchase. At this point you will need to pay a deposit for the property - usually 5-10% of the purchase price. At this point you will usually agree a date to complete the sale. After exchange of contracts, book your removals. Start organising how to get your possessions to your new home. This could involve hiring a van and doing it yourself, or hiring professional removal men. Again, we can put you in touch with some excellent local people.
Completion - Your new home!!
Finally, completion takes place and the property is yours! When your solicitor tells you that the sale is completed you can pick the keys up from us, and live happily ever after, until you decide to go through the whole process again - although this time you'll need to sell first of course!
