Advice for Tenants


The first thing you should do when contemplating renting is to consider your “must-have” criteria. Then work out how much rent you’re prepared to pay for the right property and decide when you want to move in, you may need to be realistic and make compromises at this point. Market conditions and your own individual circumstances will obviously vary but we would normally recommend you start looking around 6-8 weeks prior to your ideal moving date.

Once you’re clear on your requirements try to see as many properties as you can. However, bear in mind that demand for quality rental properties is high - so when you find one that meets all your criteria you may need to act quickly!

Your responsibilities

As a tenant you have entered into a legally binding contract which imposes certain obligations on you. These include paying the rent in full and on time for the full term agreed. You must not damage the property, nor can you alter or redecorate it without your landlord’s consent. If there is a garden you must as far as possible maintain it in its original condition.

Your landlord’s responsibilities

By granting you a tenancy your landlord has also entered into a legally binding contract which similarly carries with it certain duties and obligations. For instance, he or she must keep the structure maintained, along with the sanitary equipment and heating systems. Any electrical goods supplied must be repaired or replaced as necessary. Buildings insurance, and cover for any contents other than your own personal possessions are also your landlord’s responsibility, as is the payment of service charges and ground rent if the property concerned is a flat.

If your property is managed by Pure Lettings on behalf of your landlord feel free to contact us at any time to discuss any questions or problems you may have, otherwise you will be directed to your landlord.
