PROSPECTIVE TENANTS (Pre-Acceptance)
All rents are per calendar month, payable in advance (unless otherwise stated).
Rents quoted exclude water, sewage charges, gas, electric and Council Tax which is payable in addition by you the tenant (unless stated)
You will be required to make a payment to cover referencing should you consider taking a property.
Prospective tenants receiving housing benefit may not always be considered for certain properties. This can be confirmed prior to submitting an application. If considered a guarantor may be required.
Referencing - £150 (incl vat) single application - £220 (incl vat) joint application
Referencing per tenant (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability).
Guarantor Fee - £60 (incl vat) per guarantor (if required) Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement. (You should be aware that the need for a Guarantor may not become apparent until your referencing, (including for any joint tenants) has been completed, therefore guarantor referencing fee(s) will only become payable should a guarantor be required).
Unless otherwise stated, properties are let on an Assured Shorthold Tenancy, under the Housing Act 1988 for a minimum fixed term of six months, thereafter periodic (unless otherwise stated).
A copy of our "draft" tenancy agreement is available on request.
PLEASE NOTE: Once an application has been received and submitted to the referencing company, you will be liable for all referencing costs should you either change your mind or your application is rejected due to poor credit or landlord references.
We strongly recommend you do not make any arrangements regarding the tenancy until suitable replies to enquires have been received and you receive confirmation in writing.
PROSPECTIVE TENANTS: (Post Acceptance)
Tenancy Amendment Fees - £48 (£40+vat)
Contract negotiation, amending terms and updating your tenancy agreement during your tenancy
Tenancy Renewal Fees - £60 (£50+vat)
Contract re-negotiation, amending terms and updating your tenancy agreement at the end of your current tenancy
Security Deposit of one months rent will be required in advance on signing of the tenancy (unless otherwise stated). Plus one months rent in advance.
(All security deposits will be placed in a Government Approved Scheme. Howes Estates are members of The Deposit Protection Scheme. www.depositprotection.com)
A Pet Deposit of £100.00 (should it be applicable)
